We successfully secured planning permission for the construction of a new three-bedroom detached home on the side plot of a semi-detached property.
The original property featured a wide driveway and a concrete garage. The approved plans included the demolition of the existing garage and the subdivision of the garden and driveway, enabling the creation of a separate plot for the new build.
To capitalise on the uplift in value created through the planning permission, we sold the site to another developer. The profit generated from this planning gain was reinvested into a high-yield HMO (House in Multiple Occupation) project, further enhancing our portfolio returns.
